Since the company was formed in February 2017, to date we have submitted 43 individual planning applications on behalf of our clients for a number of schemes, ranging from small extensions & alterations, Large conversions, Replacement Dwellings & small developments. examples of which are noted below.
NEW BUILD RESIDENTIAL DWELLING (GARDEN PLOT)
Appointed in 2018 for the design of a new detached dwelling to be positioned within an existing garden plot, replacing an existing garage & workshop, Maximising the use of an existing triangular parcel of land. Planning submitted & full approval received August 2018.
NEW BUILD RESIDENTIAL DWELLING
Appointed in 2018 for the design of a new detached family home, within an existing garden plot, scheme submitted for planning, July 2018, with full planning approved In September 2018.
LARGE EXTENSION TO EXISTING SINGLE STOREY DWELLING
Following the successful appeal for the removal of holiday restriction on an existing holiday cottage, an application was submitted for planning for a large extension to create an enlarged two storey family home which was approved July 2018.
CONVERSION OF EXISTING BAND HALL TO RESIDENTIAL
We have recently been appointed to provide full detailed planning for the conversion of this impressive Henry Rice former Band Hall in Liskeard to provide ground floor retail space with residential units at upper levels bringing this impressive building back into use, following years of neglect.
THREE NEW DETACHED DWELLINGS
Appointed in 2018 following the purchase of the development site with outline planning permission for three detached family homes, within the Tehidy area.
The clients have chosen to redesign the entire site to a more traditional design to better suit the site setting and orientation.
REFURBISHMENT-RECONFIGURATION OF KEY BUILDING WITHIN TOWN CENTRE
Following years of neglect this impressive building within the heart of Redruth town centre has been acquired at auction with planning submitted for alterations and extensions to provide improved residential units at Ground, First & Second Floors with refurbishment of the existing retail unit fronting Fore Street.
REPLACEMENT DWELLING - BESPOKE FAMILY DWELLING
Initial works for Planning & Building Regulations undertaken whilst working for a local architectural company during 2016. Re-appointed by existing client to undertake amendments to previous approved scheme for planning & building regulations approval including full working drawing package.
Works completed late 2017 on main building, with external works and landscaping due to be completed spring 2018.
NEW BUILD - BESPOKE FAMILY DWELLING
Initial works for Planning & Building Regulations undertaken whilst working for a local architectural company during 2016. Re-appointed by existing clients in 2017 to undertake amendments to previous scheme to suit masonry construction including working drawings. Works completed late 2017 with works now in progress for 2nd plot on adjacent site.
NEW BUILD - BESPOKE FAMILY DWELLING
Appointed in 2017 by the Clients to design and submit a planning application for a new dwelling within the grounds of an existing property, occupied by the applicants family.
Planning approval granted previously by previous owners prior to selling the site. Appointed by the new clients to carry out amendments to the internal arrangements as well as full Building Regulation drawings and specifications.

CONVERSION/REFURBISHMENT - Retail & Residential
Initial works with planning and building regulations were undertaken whilst working for a local architectural company in 2016.
Re-appointed by Clients in 2017 to provide full working drawings for the conversion of the existing storage space at first & second floor, to provide 2x 1 bedroom flats and 7 studio flats within this landmark Victorian building within Redruth Town Centre. Works have recently completed with the majority of the new units now occupied.
CHANGE OF USE & EXTENSION TO EXISTING HOLIDAY LETTING UNIT TO PROVIDE ENLARGED 4 BEDROOM HOME
Following approval of a certificate of lawful use for an existing holiday letting unit, We have recently submitted a planning application for the change of use and extensions to the existing holiday accommodation to provide a large detached family home.
NEW BUILD DETACHED DWELLING
We were approached by the applicants following two previous planning attempts by others, to develop a small parcel of land adjacent to existing three storey flats in Falmouth, Previous designs were rejected due to lack of amenity/parking and overbearing on the existing flats. We have therefore designed the new property to address all previous concerns raised. Scheme submitted by Situ8 Planning Consultants and approved in 2018.
REPLACEMENT BAND ROOM FOR ILLOGAN SPARNON SILVER BAND

Planning Approval has now been granted with the band actively fundraising for the main build to commence on site summer 2018.
FIRST FLOOR EXTENSION TO EXISTING BUNGALOW
Following the purchase of an existing Bungalow, we were appointed by the clients to design a new first floor extension and alterations including conversion of an existing attached garage to provide additional accommodation.
Full Planning Permission has been granted, with works due to commence on site June 2018.
