Concept Design & Feasibility StudiesWorking within your initial design brief and site constraints, we will prepare initial concept designs including outline sketch proposals sufficient for initial structural design, building services, outline specification, preliminary costings or pre-application planning enquiries to determine if the proposed scheme is practical and feasible at an early stage.
Outline & Detailed Planning Services
From the initial sketch proposals, we will further develop your preferred options sufficient for submission to the Local Planning Authority for consideration under the relevant planning policies, dependent upon your chosen application type.
Outline planning seeks to establish whether the scale and nature of a proposed development would be acceptable before a fully detailed proposal is put forward.
Detailed planning seeks approval for a fully designed solution including layout, access, scale and appearance of the development.
Building Regulations Applications
Building regulations approval is different from planning permission and you might need both for your project. These regulations are minimum standards for design, construction and alterations to virtually every building and are set out by the Government.
The application seeks to obtain approval for the design and specification of the proposed works prior to commencement of the project on-site and therefore minimise any expensive alterations required during the build process, and are followed up by the appointment of either a local authority building control department or approved Inspector who will carryout key inspections throughout the building process to ensure all works comply.
In addition to the details required to show compliance with the current building regulations as noted above, on more bespoke projects you may require a more comprehensive set of drawings which may include assembly drawings or component drawings for specific elements or details required for your project.
Specification & Tendering
The specification is a written document that clearly and accurately describes in more detail, the construction and materials required for your project, to insure the building complies with the relevant regulations and requirements set out by the statutory authorities. This is also essential for obtaining accurate costings for your project, which can be obtained thru a formal tendering process with a number of trades or contractors dependent upon your project needs.
We are able to assist with the management of contracts between the client and contractor and assist where necessary with negotiations relating to any necessary changes that may be needed over the duration of the building contract. This can include site visits/meetings with both the client and contractor to update on programme and costings.
